Contract & Disclosure Review – Gather binding PSA, addenda, and disclosures; verify signatures, dates, and accuracy.
Timeline & Deadline Management – Build and share a master timeline for earnest money, inspection/due diligence, insurance, appraisal, loan commitment, closing disclosure (CD), and closing date.
Due Diligence Scheduling – Coordinate inspections during the due diligence period, using your preferred vendors or my list of vetted professionals.
Compliance & Documentation – Upload to your brokerage’s compliance system (SkySlope, Paperless Pipeline, Buisness Tracker, TransactionDesk Checklist, etc.); request missing documents via e-sign as needed.
Ongoing Status Checks – Regularly follow up with the co-op side, title company, and lender to ensure all milestones are met on time (e.g., conditional approval, balancing the ALTA settlement statement, CD delivery).
Communication & Coordination – Send personalized intro emails to buyer, lender, title, and co-op; confirm earnest money receipt; monitor lender and title progress.
Closing Support – Coordinate final walkthrough and closing appointment; send client-friendly “What to Expect at Closing” email with map, details, and instructions; retrieve signed ALTA and closing documents post-closing; finalize file with brokerage.
